4. Specializing in acquiring Condemned Residential Properties for Demolition to Re-Build Custom Residential Homes
5. Seeking Private Investors to Joint Venture with The Ascencion Group, LLC to Fund our Projects and Split the Profits.
Example:
100K to Acquire the Vacant Lot and Re-Build 3-2-2's Anywhere from 1500 SQ FT to 1700 SQ FT
Project is Finished in 60 days and is already Under Contract with an end Buyer in most cases.
Property Sales at 160K to 180K and we Split the Profits 50/50.
We have access to 100's of Vacant Lots and Condemned Residential Properties for Demolition so inventory is never an issue.
We have the Capacity to Re-Build up to 10 Custom Residential Homes at a time because we move in phases from Property to Property.
This puts our Business to where we can Build and Sell 60 or more Custom Built Properties a year and still continue to Manage our Growth.
The reason these properties move and sell fast is because they're small and affordable to the same Residents in these Hispanic Neighborhoods.
Because of the Specialized Marketing methods we have to bring qualified buyers, there's never an issue selling these properties.
In most cases we'll already have an End Buyer already pre-qualified to Buy the property before the Project is even completed.
One thing Society has taught us for Decades and Decades is that inner city neighborhoods our still culturally divided and Hispanic Residents in these neighborhoods don't want to leave due to the comfort level of their surrounding community and of course they're Proud to Buy and Stay in these neighborhoods.
