Mambo + E-Commerce site needed for real estate investors

I need a website that will cater to real estate investors (not real estate agents) using a CMS, preferably Mambo. This website should be simple to administer, and will have some e-commerce capabilities. These investors buy, sell, and rent houses and apartments on a regular basis. Many of them have tens of houses and apartments in their inventory. I want to use Mambo because it appears to be a mature system, open-source, and because I won't want a totally custom-developed system. I am pretty firm on using Mambo, but if you know of another system that can handle my requirements, I am willing to consider it. I am more concerned with quality and thoughtfulness with this project. You will not be the winning bidder if your next RAC message is little more than, "Send me more details." The winning bidder must have experience with Mambo and e-commerce, and must help me set up a merchant account. The winning bidder will have an estimate of cost and time for each section, and questions for obvious omissions on my part, which I will be happy to answer. I would strongly prefer that you not modify the source code of Mambo or phpshop itself unless you give me explicit details of why and how they must be modified, because I will be duplicating this for multiple investors. I will expect the winning bidder to have a site to develop in at first that I will be able to navigate to. Once I feel comfortable with you, I will have my webhost grant you space for you to continue your development in. My webhost has a shared SSL available for the e-commerce parts. I will want updates every 2 to 5 days, and the frequency will depend on the area of the site you are working on. ## Deliverables While many investors are familiar with the internet, Mambo's back-end administration looks intimidating, even to me, so I need the list of administration links to appear on the front-end site when the investor logs in. If there's a way to click on an administration link on the front-end that happens to take them to the back-end tool, that will be fine. I want to avoid making them log directly in to the back-end administration tool. I need investors to be able to upload their logo. This will probably be similar to a banner ad, jpg or gif only. I am specifying this because I don't think Mambo can upload an image from the homepage, so I need custom code written for this functionality. I need investors to be able to choose a template among, say, ten available. They should all be polished and have real estate themes. I will give you example websites that I consider polished. I will try to avoid scope creep, but I will be happy to reimburse you and allow for extra time for any that may occur. I need it to allow their renters to pay their rent by withdrawing from their checking account, credit card, debit card, or paypal. I do not know what merchant services offer all four types of payments. I will want all financial transactions to use a secure connection, and I will need to be able to let the investor do a void or partial void on a transaction. I would strongly prefer that you utilize phpshop, since it is already built, if it can handle my requirements. If phpshop cannot handle my requirements, custom coding a solution will be fine. I will not need the site to offer anything to sell through the site directly. I need the investor to be able to create accounts (can they be called "addresses" instead?), but I need the renter to use their last name and ssn as their username and password. I also would like investors to be able to email a link to their renter's email address so they can enter their first name, last name, and ssn. Renters should not be able to enter or change their address, first name, last name, or ssn once they've entered it. I need the investor to be able to see a list of renters, and the timestamp, amount, and method of payment for all payments. I need the investor to be able to select one renter, or one address, and see all payments. I need to have this paged per, say, 20 lines. I also need this information to be downloadable to a CSV file, and an optional email sent to the investor when a renter pays. I need to be able to import payment information into Quickbooks for versions from current to three years back. Real estate investors are very bottom-line oriented and cash-flow sensitive, so I may ask for additional reports which I will be happy to reimburse and grant additional time for the winning bidder. I need the investor to be able to delete an account ("address") only if all payments to that account have been deleted. My assumption is that they will export payment information to a CSV or into Quickbooks before deleting all payments to that account. Optionally, I would like a form so sellers can post their houses to the investor. An intake form and the ability to upload up to 5 images, and emailing that information to the investor, is what I had in mind. I would be thrilled if it could page the investor, too! There will be a bonus if you can include this. This is not required. I need a PHP script which emails the investor a list of renters that have not paid, and renters who are approaching their lease's end. This PHP script will run once per day, probably from an external server. I need options for monthly, quarterly, and college payments (spring=4 months, summer=3 months, fall=4 months). I need options to enter the lease start and end dates. I also need it to email the investor who hasn't paid on the due date, who is actually late (say, 5 days after the due date), and who is, say, 30 days before their lease end date. I have done a lot of web and database development, but I am only a little bit familiar with Mambo and phpshop, and CMSs in general, so I will ask for your patience as I become more familiar with them. 1) Complete and fully-functional working program(s) in executable form as well as complete source code of all work done. 2) Deliverables must be in ready-to-run condition, as follows (depending on the nature of the deliverables): a) For web sites or other server-side deliverables intended to only ever exist in one place in the Buyer's environment--Deliverables must be installed by the Seller in ready-to-run condition in the Buyer's environment. b) For all others including desktop software or software the buyer intends to distribute: A software installation package that will install the software in ready-to-run condition on the platform(s) specified in this bid request. 3) All deliverables will be considered "work made for hire" under U.S. Copyright law. Buyer will receive exclusive and complete copyrights to all work purchased.
