Consult me about paying taxes for investing in CRE (crowdfunding) with USA company (as non resident)

I am not USA resident nor USA citizen (i am european citizen and resident). I want to invest in commercial realestate in USA via crowdfunding platform called [login to view URL] there i select a deal and participate in it by investing directly with a sponsor (not with the platform). The deal is normally for big multifamily appartment building. The sponsor manages the deal and i become Limited partner. The deal has cashflow from rents and those are distributed monthly or quarterly to all investors. At some point the sponsor sells the deal to a buyer, and makes profit which it distrubutes to all investors like me. In order to invest the sponsor and the platform requires me to create USA company and invest through it. I will use this USA company only to invest in Commercial realestate deals there will be no other activity on the company. What i need from you is to help me with the taxes, what type and percentage % taxes am i expected to pay on funds received from rents and on the sale of the property? I plan to create US Delaware LLC company. Can my european company be 100% shareholder of the USA company so i can fund my usa company with funds and then invest into the deal? Once i receive funds from rents and sale of the property, can i transfer those funds to my EU company and what taxes should i pay for that (there is Double taxation agreement avoidance between USA and the country i am citizen and resident in)? Am i going to be taxed differently as a non resident owner of the USA LLC ? What tax forms i need to fill and how often? Do i need bookkeeping ? Can you do my book keeping and tax returns? The crowdfunding platform and the Commercial realestate sponsor require me/my company to have a U.S. taxpayer ID can i get that with my USA company?
