I am looking for a an experienced architect or skilled designer to create a basic outline for my residential building plan. Initial drawings/floor plan are to design the overall functionality of the house. Based on the successful design, detailed plans will then be drafted (potential for more work) take to builders for quotes in building a home in Perth, Western Australia.

Estate design guidelines attached for reference.
There is a BAL restriction – house needs to be set back 5m from Southern boundary.
Land/house is North – South facing.
Want to take advantage of the views on the Southern boundary – this is a must.
Mandatory 2 story design.

Inclusions:
5 bedrooms + guest room (6 total bedrooms).
4.5 bathrooms
Scullery / butlers pantry
Drop zone
Theatre + office + sitting room (if all possible)
2 car garage + gym / storage space.
Outdoor alfresco + pool
34c downstairs, 31 upstairs.

I would like a modern design with open space planning, bringing in any energy efficiencies where possible. The design / floor plan should have sufficient detail included i.e. measurements, wet areas etc.

I have a rough design idea in mind, but looking for original ideas. I am happy to provide this design idea, but would prefer to have some fresh ideas as what I have, isn’t quite right.

Useable open space is an important consideration in the design of any home. Perth’s temperate climate enables outdoor living areas to be utilised for much of the year and accordingly a minimum extent of open space is required to be provided as part of the amenity of a dwelling.
An outdoor living area shall be provided as per the requirements of the R Codes. This is to be directly accessible from a living area and should be provided in a location to best facilitate winter solar penetration. For lots where the front boundary is located to the north, the outdoor living area may be located within the front setback in order to access unfettered winter solar penetration, in accordance with the relevant requirements within the R Codes and City of South Perth’s Planning Policies.
