Contract to Sell A Portion of a Website

I need a sales agreement for a website that I'm going to sell.
I'm not selling the entire website, I want to sell a portion/percentage of my website. The buyer will receive a percentage of the total profit based on how much of the website they own. If the website is sold, they will receive an amount according to their ownership percentage.
Example: I own 100% of a website. I want to sell 10% to someone. They will receive 10% of the profits. They will own 10% of the domain/business value/content/etc...
