Need an ebook written in the real estate / private money niche

Please write an informative ebook targeted toward real estate investors as a lead capture/Opt in tool for my website. It should give the reader plenty of information so he/she, even if the readers have no money personally or are complete newbies to real estate investing, can go out with enough knowledge and confidence to find "other peoples' money" to fund a real estate deal. I want them trained so I will look like an authority in real estate investing, and they will stay opted into my site so I can email them my real estate deals to purchase in the future by establishing their trust in my knowledge and the information presented to the readers. Please don't mention any websites in this ebook. I will want to embed some affiliate links throughout the text. If you could also add pictures and maybe some info graphics throughout to make it more interesting and an easy read, that would be great. You can use a bigger font to make it a faster read and seem like a larger book.
